CenterYX’s goal is to identify meaningful concentrations of retail opportunity and provide accurate geographic locations, useful boundaries, and outline descriptive attributes about the shopping center site for use in investment decisions, site selection processes and analytical modelling.
CenterXY is tracking a total of nearly 29,000 sites, generally with GLA’s larger than 50,000 square feet, in Canada and the United States.
All sites are initially identified using a proprietary clustering algorithm utilizing ChainXY retail location data. These clusters of locations are then evaluated to determine whether they are some form of Shopping Center or retail node for publication in CenterXY.
Boundaries around identified sites are extended to include all possible business chain locations found at the site and often run along property boundaries, roads, or edges of parking lots. Types of buildings like shadow anchors are generally included in the definition of the property
We start with the state’s GLA from the centers leasing information. We then research the center and verify the GLA of centers with satellite imagery etc. If the GLA is not available or does not match our research, we will calculate GLA using building footprint information.
We include shadow anchors in shopping centers and readjust the GLA accordingly.
Attributes found in the dataset have been sourced by our QA team who perform extensive research on each site to determine the values for the various attributes being collected. The source of attributes such as the Site GLA is acknowledged next to the value. These sources include property websites, leasing websites, and in some cases extrapolated through remote sensing.
A basic store file is included which outlines which retailors are currently in the center. If you’d like to see exact locations of each store, a ChainXY subscription is needed.
